Let me preface by saying that we only purchased our house a yar an a half ago and love it. BUT it's sooooo expensive that we just can't enjoy it. This year we have been discussing wanting to purchase a vacation house in the mountains/lakes region of New Hampshire. But even adding $200k to our current mortgage was just going to make things extremely tight. So we made the decision to downsize so we can afford it.
Anyway, though this may not look like a down-sized house (it is), here's the house we're buying: It's $200k less than our current house will sell for, so that will be a huge help! And it's so cute inside (other than their decorating taste):
And here are our 2 choices for a vacation house. One is cuter than the other by a lon-shot, but the ugly one is on the water.

Your mortgage should never own you. We live in a very modest home so that we can afford a vacation condo in Telluride Colorado and it is sooo worth it.
that's so exciting. i agree, you should buy the house by the water, you can add on and make it cuter over time.
we're doing the vacation home too, but we're having major problems picking a place.

Our offer was accepted on our "down-sized" home, and we're moving in in mid-November! I *think* we have a buyer on our current house, which means we won't even have to put it on the market! They're "sleeping on it" because they're considering if they can afford it or not.
As for the house in NH, the one by the water already has a contract on it. Just one of those tiny details that our agent failed to mention before we trekked all the way up there! I love the other house, though. It's not *on* the water, but it's one street up from it. And it's brand new, never been lived in, which is also a plus. Still don't know what we'll do or if we'll just wait to see what else comes along.
