I may or may not delete this later, so please don't directly quote me if you respond. I just need to vent and get this out. I can't talk to anyone around me because it's about money...
My SO and me have been casually house shopping for awhile now and we have been using a realtor for about three months. We gave him specific information about what we want. Yesterday, while looking through the paper, we find the perfect house at exactly the price we want to pay. Today, I look up the house to find out it is 25k more than we can afford. The price of the house went up basically overnight. Last week, actually.
I cannot believe I am priced out of my dream house over 25k, or worse yet, that it was in my price range last week, but I didn't know about the property.
I want to call up the realtor and chew his head off. He is the worst. Last week we looked at a house that had been on the market for 70 days, and we considered making an offer 24k less than asking. Our realtor told us we are nuts. There is no way they would accept the offer. Funny thing is the very next day we find out there is a contract on the house. The realtor won't say for how much except to say it is around the price we wanted to offer.
What a freaking jerk this guy is. He literally doesn't know his head from his ass.
Obviously, we will NOT be working with this ass-face any longer. But, here I am about to completely break down in tears for missing the boat on my perfect house.

so i know there is nothing i can really say that'll make this ok and what i'm about to say is very pollyanna of me but try not to focus on the fact that you missed out on the house, you weren't meant to have it, you're meant for something better. who knows, what seemed like a dream house from the outside might have had all kinds of hidden problems (termites, mold, who knows?).
And just 'cause I am feeling like a big baby right now, let me add that I put on self tanner this morning (I'm a total novice) and I have giant splotches all over my arms. I look like I have Vitaligo or some weird skin disease. Lovely.
esquiress, Unfortunately it was the perfect house. A new construction model exactly where we want to live, on a nice plot of land, by the water, walking distance to Main Street (we have lots of those in these old towns around here - so quaint and cute), EVERYTHING. Moldings, cathedral ceilings, 31X19 MB!!!, ok, I'm going to stop before I jump out my window (wouldn't do me any good, I'm on ground level ;) ).
What the frig, I think we'll put an offer for the original asking price and just cross our fingers really hard they'll accept it, although I did speak with the listing agent and she said we probably would only be able to get a few "free" upgrades out of the builder. PATOOEY.
Okay, first get rid of that stupid realtor! Ask around and see if anyone can recommend a good one to you, maybe you know of someone listing or that just bought a house and they can give you their realtors name. My husbands a realtor and he's on top of everything for his clients. Thats his job, to know everything and to have his clients happy at all times, stress free if possible. Good luck, your future house is somewhere out there and you'll get to it eventually......
Yeah, I would just put an offer in for the house anyway, you never know. If it's meant to be then it will work out for you, if not then you'll find an even more fab house in your price range. Crossing fingers for you
Oh, and about the self tanner, did you see the self tanner remover in this weeks stylethread stitch?
I say go for the perfect house too. Put in your offer, or maybe meet them in the middle? My mom is still mad at my dad TO THIS DAY (20 years later) for not buying the house she wanted because of about 20K. Instead, they got a slightly smaller house for a little less because my dad didn't think he could swing it. Now, the houses she originally wanted are worth about $200,000 more than our house, and have almost tripled in price. So, sometimes it's worth the extra $$.

Drew - 25,000 more of a mortgage is about $163 a month - is there any way you can "find" that money?
We picked out the street we wanted to live on before our house came up for sale - we STALKED the area..and when our house went up for sale - we were the first to see it. My broker didn't even know about it - and it was listed with HER office!!! Realtors are a disgrace - sad to say you have to do a lot of the work yourself.
Thanks, JMR. We have decided the extra money is definately not worth it for the house. It's not the mortgage payment that is the problem; with us it's about principal, and that house is simply not worth that much money (to us). I'm over it all ready.
I have a little confession to make. I didn't actually see the house until after I posted this thread. I would never live on the particular street it is on; too crowded and old (we already live on a crowded, old street; we want a nice street with well kept houses. I hate that our house is the nicest on the block and it would be the same thing with this house).
I guess I learned my lesson about jumping the gun before really looking fully into the subject. Oops.

When I was househunting, we were outbid on a house, and I was so upset. Everyone that "pollyanna-ed" me really got on me nerves with their "good things come to those who wait", BUT it turns out they were right. 3 weeks later we found a house that was far better suited for us, still in our price range, with more features and in a better neighborhood.
So as bad as it stings, accept it and move on, with another realtor of course! And, if you see something that catches your eye, don't be afraid to call your realtor and demand that he/she get you an appointment.
Just wanted to say I feel for you. Buying a house is one of the most stressful things I have ever done, and house-hunting isn't nearly as fun as it sounds. I am NOT a pollyanna, but I do believe that the right houses do always turn up.
