Just thought I'd update everyone on this whole home buying deal. We found a house that we liked, it's a 3BD/2.5BA, bank owned home. It was listed at 130K, and they accepted our offer of 127K, with them paying half of the closing costs. I wanted to update you guys AFTER the inspections (which were done on Friday). The inspector found some minimal dry rot on the outside fence, and some on the garage windowsill, and a couple of cracked windows, 2 shingles that need replacing on the roof (nothing major). The one thing that he did find though is that, the furnace didn't come on. He doesn't know why, it could be something small or something big. We wouldn't know until an HVAC inspector went out. The A/C unit would also need to be replaced. We're hoping that the appraiser will call it out in his report so that hopefully the bank will fix it, which they may or may not. This whole ordeal is so stressful, I just want for this to hurry up and happen already. The house is a filthy mess, there's even bread in the oven! Anyway, here's a picture:
Next update is on Mimi.......... She is finally walking! Has been for a few weeks now. I'm surprised that she's actually taking from a sippy cup as well. She's always been such a spoiled little one, that I figured it was going to be hard to get her to drink from one. I just ordered an AIO cloth diaper from Etsy, if we like it, I'll buy more. CONGRATS on the house buying! You got a really good deal on a nice house! You can't find a decent house for around that price in Stk. considering so many homes there got foreclosed on. I'm sure everything will work out regarding the repairs.

Yeah for Mimi, little rowdy is still crusing but he is getting braver, he will let go for a few seconds and try to walk but he does not make it. On a good note he is off the bottle( a few days after he turned 1) and did not miss it. I had a good time throwing bottles away

I wonder if you can reduce your offer if you find a bunch of things that need to be fixed? I could be wrong, but I thought bank owned properties were sold as-is...

They usually are, we're hoping that the appraiser calls it out on his report. Since we have an FHA loan, the appraiser can ask for it to be fixed, and they might do it because otherwise we might not be able to buy it. As of today the stupid appraiser hasn't gone out there, and we already asked for a two day extension.
Congrats on the walking, Mimi so cute. I hope everything works out with the house. The bread thing reminds me of when my parents bought their house they found a decaying top layer of a wedding cake in the freezer in the basement.
