our home inspection was today and there is so much more work needed on the house then we thought it would (needs chimney rebuilt, new siding, and about a million small projects)...  I have no idea what we're going to do now. If we have to pay for all of that, there's probably no way we can afford the house...and I have a feeling that a house that won't need it all is going to be out of our price range too.

Shouldn't the seller pay for it?  When we bought our house, the seller took care of the repairs.

Anyway, I hope it works out for you.  Home-buying can be so stressful.

i agree. this is where you take your home inspection findings to renegotiate the price. we did this when we bought our house. some things they fixed, and others they gave us money at the closing for.

I dont know....the only thing that's "urgent" is the chimney- everything else just needs to be replaced within the year or so. I dont really undersatnd how to renegotiate, but I'm leaving town tomorrow for work and won't be home until Wednesday, so this is all gettign dumped on DH to figure out/do.

well, i'm no homeowner pro, but i have the understanding that your offer is contingent upon how the home inspection goes. i can understand being bummed, but look at it this way: at least you know every little tidbit wrong now rather than finding out along the road! what we did was get estimates for everything that needed fixed and submitted them to our agent to bring to the homeowner. cosmetic things (which i guess siding might be considered) you might not be able to haggle on, but it's worth trying.

some things in our inspection we knew needed fixing, but we didn't bother the homeowner with it, like new windows.

The other girls are right, all you do is basically submit another counter offer to the seller, listing what needs to be fixed and/or your new offer price.  Usually the things that are good to try to get them to repair are things that can really only be done one way (ie not things that require taste to choose!) and things that are expensive to have done and/or things that are a bitch to do yourself. 

After our home inspection, we requested the sellers replace the water heater (with a model specified by us) and install additional foundation supports underneath part of the house (because Mr. Elle did not want to go crawling under the house!).  We also lowered the price by an additional $2,500 to accomodate us repairing the rapidly rotting master bathroom.

Really what it comes down to is that you have to do your entire negotiation process all over again if anything is found on the home inspection .  Totally blows.  FWIW, our house still needs new siding, a new roof, driveway repaved, all fences replaced, deck removed, other bathroom gutted, landscaping .........  But we knew we got a steal with this house, compared to others we saw with similar square footage in the same price range.

If the house isn't a good deal for you anymore because of these repairs, that means that there'll be another house that is a good deal for you out there.  Vodka makes the process easier, trust me!

thanks girls. DH is going to call and see about getting some estimates tomorrow. If they can take care of the chimny and/or the siding (its not a cosmetic issue because its wood and the pain is peeling and its starting to rot) and maybe get the boiler serviced, that would save us ton.

In our contract though it ays that we're only allowed to negotiate things that estimate at over $1500
